Terms of Use

These Terms govern your use of https://sjstorage.net/ ("the Site") operated by Watte Properties LLC / SJ Storage ("we," "us"). By using the Site, you agree to these Terms. If you don't agree, don't use the Site. These Terms govern use of the Site only; your storage-unit lease agreement is a separate document that controls the rental of storage space.

1. Eligibility

You must be at least 13 years old (18 for transactions and for entering a storage lease) to use the Site.

2. Account responsibility

Some features (including the tenant payment portal) may require an account. You are responsible for keeping your credentials secure and for any activity under your account.

3. Payments and your rental agreement

You can pay online through the payment page. That page is a way to send money; it is not the agreement.

Your rental agreement is the document that governs your unit, including the rate, when rent is due, late fees, what notice you give when you move out, how a partial month is handled, and what happens if an account falls behind. Where this website and your signed rental agreement disagree, the rental agreement governs.

If you do not have a copy of yours, or you want a specific term explained before you pay, email help@sjstorage.net or call (208) 420-6328 and ask. We would rather answer the question than take a payment from somebody who is unsure.

4. Acceptable use

You agree not to: (a) use the Site in violation of any law; (b) attempt to bypass rate limits, authentication, or other technical controls; (c) scrape, mirror, or systematically harvest content except per our robots.txt and ai.txt; (d) interfere with other users; (e) upload malware or infringing content; (f) impersonate anyone; (g) use the Site to send spam or unsolicited communications.

5. Intellectual property

All content on the Site (text, code, images, audio, structure) is owned by Watte Properties LLC / SJ Storage or our licensors and protected by copyright, trademark, and other laws. You may view and share links to our content. Redistribution, re-hosting, automated scraping beyond permitted allow-lists, and re-packaging without written permission are prohibited.

6. User-submitted content

If you submit content to the Site (inquiries, reviews, feedback), you grant Watte Properties LLC / SJ Storage a worldwide, royalty-free license to host, display, and distribute it in connection with the Site. You retain ownership.

7. Third-party links and services

The Site may link to or embed third-party services, including the Storage Commander payment portal. We are not responsible for their content, policies, or practices. Your use of those services is governed by their own terms.

8. Disclaimer of warranties

The Site is provided "as is" and "as available" without warranty of any kind, either express or implied, including warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the Site will be uninterrupted or error-free. Nothing on the Site is legal, tax, or financial advice.

9. Limitation of liability

To the fullest extent permitted by law, Watte Properties LLC / SJ Storage is not liable for indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Site. Our aggregate liability for any claim arising from use of the Site is limited to $100 or the amount you paid us for Site-related services in the 12 months preceding the claim, whichever is greater. This limitation does not affect your storage-lease-agreement rights, which are governed by that lease.

10. Indemnification

You agree to indemnify and hold Watte Properties LLC / SJ Storage harmless from claims, damages, liabilities, costs, and expenses arising from your misuse of the Site or breach of these Terms.

11. Termination

This is the termination clause, and it covers this website rather than your unit.

You may stop using this website at any time. We may suspend or block access to it from anyone abusing it, which in practice means scraping it at a volume that degrades it for other people, attempting to reach another customer’s information, or using the contact forms to harass.

Ending your use of this website does not end a rental agreement, and losing access to the site does not affect your unit, your access code or your belongings. Ending a tenancy is handled under your rental agreement, not here.

12. Governing law

These Terms are governed by the laws of the State of Idaho, USA, without regard to conflict-of-law principles. Exclusive venue for disputes is the state or federal courts located in Twin Falls County, Idaho.

13. Dispute resolution

Talk to us first. Most disagreements about a storage unit are things the people who run the facility can sort out the same week. Email help@sjstorage.net or call (208) 420-6328 and give us a fair chance to fix it.

If that genuinely fails, you are not being pushed into private arbitration and you are not giving up your right to bring a claim. As set out above, Idaho law governs and the venue is Twin Falls County. Idaho small claims court exists for disputes this size, it is inexpensive, and neither of us needs a lawyer to use it.

Nothing in this section limits any right you have under Idaho’s self-storage statutes, which apply regardless of what a website says.

14. Changes

We may update these Terms. Material changes will be announced at least 30 days before taking effect.
